How quickly will you be able to get my property rented?We spend time ensuring your property is ready for the rental market and attractive to potential tenants. The amount of time it’s on the market depends on competition, time of year, and the condition and price of your home. We will ensure it rents as quickly as possible to protect your rental income.

How do you price my property?We do an exhaustive analysis of comparable properties in the market and price your home accordingly. The goal is to earn you the most rental income possible, while minimizing your vacancy rate and ensuring we place the most qualified tenants.

What if my tenant doesn’t pay?In the unfortunate likelihood your resident does not pay rent on time, then we make efforts to enforce payment compliance. However, bad things happen to even the best people, so if a resident can no longer pay rent, we will negotiate to get them to move by handing in keys or starting the eviction process. Once the property has been vacated, then we take action to prepare for the next tenant.

My property needs some work before a new tenant can move in. Can you help?Doing light maintenance and cleaning for the next resident is part of normal management duties. Yes, we can manage all make-ready activities to prepare for the next tenant. In fact, there are times when major upgrades are warranted to bring a unit up to current market demands to get maximum rent. In this case owners have the option of hiring their own supervisor / foreman to oversee all the upgrades or hire us to manage the project for you. Our fees are based on scope of work and in keeping with industry standards for project management fees. (5% of costs to do the project).

What are your Property Management Fees?We offer full service management & Lease only Fees. Our property management fees are 10% of each month's rent. While our leasing fees range between half of a full month's rent and 3/4 of one full month's rent.

How do you establish rental rates?We do a complete analysis of comparable properties on the market and set your rental rate accordingly. Our goal is to get you the best rents possible while ensuring your property stays rented with the best qualified residents.

Does VGC manage short term leases?The shortest term we manage is 3 months.

Is there an online portal to see reports?Yes, VGC has partnered with the Buildium software where tenants and owners are able to log in and see numerous reports, such as rents paid, leases & maintenance requests.

Does VGC do periodical walkthroughs of the properties?Yes, VGC makes sure to do at least an annual walkthrough of the property. But there are certain circumstances that we will be doing quarterly or semi yearly walkthroughs.

Does VGC do background checks before approving a tenant?Yes, VGC does a thorough check when an applicant applies for any of our rental properties. We search for such things as criminal history; Previous Rental History; Current Income; Credit History & the Failure to provide accurate or complete information on the application.

Does VGC take photos before and after move-outs?Yes we take photos before tenants move-in so the owners and tenants are well aware of the condition of the rental before the tenant moves in and before moving out. Tenants deposit will be determined by the condition that it was left at move-out.

Does VGC charge for tenant placement?VGC does not charge for tenant placement but if the tenant was accompanied by their agent, a slight fee will be sent to that agents broker as a finder's fee.

Who does VGC use for most property repairs?We use an onboarding maintenance crew but there are times that our in house crew might be busy, in those instances we do use a couple of our affordable 3rd party contractors to fill the void in the repairs, in order to make sure that the properties and tenants are not waiting for weeks to have those repairs done and avoid tenant turn-over.
